Rules and Regulations

  1. The Lessee shall not in any way obstruct or permit the obstruction of the pavement, forecourt, entrance arcade, vestibules, corridors, passages, stairways, landings, fire doors, and escape doors or use them for any other purpose than for ingress and egress.
  2. The Lessee shall not cover or obstruct the doors or any skylight, glazed panel, ventilator, or window that reflects or admits light or air into any part of the Building or cover or obstruct any light or any other means of illumination in the Building or permit any goods, structure, shelving or fitting to be visible through the glass of any corridor or dividing partition
  3. The Lessee shall not erect, inscribe, paint, display or affix any sign, advertisement, name, light, flag, notice or device or object on or to any part of the premises or the building except with the consent in writing or the Lessor and then only of such colour, size and style and in such place or places shall be first approved in writing by the Lessor provided however that the Lessor shall not unreasonably withhold the approval in respect of a sign or notice which identifies the Lessee and which otherwise conforms with standard signs in other parts of the Building.
  4. No window blind, curtains, window screen or awning shall be erected without the prior approval in writing of the Lessor.
  5. No animal or bird shall be kept at the premises without prior approval.
  6. Except with the prior written consent of the Lessor no musical instrument or recording be played in or about the premises, but this rule shall not prohibit the Lessee from playing background music provided that the volume is kept at a level which does not cause a nuisance or annoyance to the other lessees or users of the estate.
  7. The lessee shall not throw anything out of the window or doors or passages or skylights or into the light areas of the Building or deposit waste paper or rubbish anywhere except in proper receptacles or place any article of substance upon any sill, ledge or other like par of the premises or the common areas.
  8. The Lessee shall not use any method of lighting, cooling or heating other than as may from time o time be reasonably prescribed by the Lessor.
  9. The Lessee shall not leave any doors or windows unlocked or unfastened upon the premises when left unoccupied and the Lessor reserves the right for its manager, caretaker, security guard or other duly authorized person to enter the Premises and fasten the same if left insecurely fastened.
  10. The Lessor will provide keys for locks on the doors and other openings of the Premises and the Lessee will return to the Lessor on the determination of the relevant lease all such keys and shall not permit the same at any time to come into the possession of any person other than the Lessee.
  11. No rubbish or waste shall at any time be burned upon the Premises or the land.
  12. Without prejudice to the generality of any provision of the relevant lease no explosive power driven method of fixing articles to ceilings, walls or floors shall be used.
  13. When complying with its obligations to paint the premises the Lessee shall paint the interior of the Premises at least every (5) years. The fire detector equipment and the ceiling mount sensors or any other device that should not be painted(if any) must not be painted.
  14. The Lessee shall not interfere with, obstruct or disturb other Lessees or their agents, servants or and/or invitees, use of the Estate, and further the lessee shall not block or obstruct the Common Areas of the Premises or the Estate, in any way whatsoever including blockage or obstructions by, but not confined to, motor vehicles, containers or any object of nature, and further, the Lessee shall be accountable and responsible for the observance of this rule by its agents, contractors, employees, customers and visitors.
  15. The Lessee and the Lessee’s Employees and visitors shall not grease, oil , repair, clean or wash motor vehicles within the Common Areas.
  16. Loading and unloading of vehicles is to be carried out only within the docking parts (if any) of the premises.
  17. The Lessee and the Lessee’s Employees and Visitors must comply with any Emergency Management Plan applicable to the Premises, Building or Estate.
  18. No Smoking of any substance is permitted in or around the Premises.
  19. Best endeavors to recycle.  
  20. Best endeavors to be energy efficient.
